Design-Build
Design-build is a method of project delivery in which one entity - the design build team - works under a single contract with the project owner to provide design and construction services. The five phases of the design-build process are Design-Build Team Selection, Pre-Construction, Architectural Design, Construction, and Post-Construction. Each phase is critical in the process and it is important to note that some phases often overlap.
Construction Management
Construction Management is a professional service that applies effective management techniques to the planning, design, and construction of a project from inception to completion for controlling time, cost and, quality. These projects can be highly complex. Few owners maintain the staff resources necessary to pay close, continuing attention to every detail--
yet these details can "make or break" a project.
Construction management services include reviewing construction documents; clarifying contract documents during construction, including change order analysis and estimating; coordinating among designers, contractors, inspectors, facilities operations, etc.; monitoring schedules; and generally overseeing daily on-site construction operations.
General Construction
A general contractor is responsible for the day-to-day oversight of the construction site, and management of vendors and trades. In addition, keeping the communication between the general contractor and the involved parties open and clear throughout the course of project.
Before starting a job, the general contractor must first visit and then assess the site. As a result of this, the contractor will generate a price, also called an “estimate’’. The general contractor considers the cost of materials, equipment as well as the cost of labor to provide the owner with an approximate price for the project. A general contractor is responsible for providing all the material, labor, equipment and services necessary for the construction of the project. The general contractor hires specialized subcontractors to perform all or portions of the construction work.
