Scope Of Work
The petitioner is requesting approval of a Development Plan to be known as Park 130 Building 1 and 2. The subject property is currently zoned I-1 Light Industry and is approximately 33.63 acres. This property is located ¼ mile east of CR 475 E between Indianapolis Rd and CR 650 S. The petitioner and property owner is Lord Realty Holdings, LLC.
History • The subject property was before the Plan Commission on March 14, 2016 for a rezone from AG Agricultural to GB & I-1. Docket number was PC 16-006-ZA, Zoning was AG Agricultural to Whitestown I-1 Light Industry. Rezone was approved at the March 14, 2016 Plan Commission Meeting • The subject property was before the Plan Commission again, on January 19, 2017, for Primary Plat and Concept Plan Approval. Docket numbers were PC16-039-PP & PC16-038-CP. Primary Plat & Concept Plan were approved by Plan Commission at the January 19, 2016 Plan Commission Meeting
Proposed Development The project site is approximately 169 acres and is located at the north and west of the intersection of Indianapolis Road and Whitestown Blvd. The intention is to develop an industrial park to serve various warehouse facilities. The first phase of the overall industrial development is approximately 33.63 acres and will include the construction of 2 Buildings. Building 1, is 168,480 square ft. and Building 2, is 355,320 square ft. Both are industrial buildings. The Applicant is proposing to construct Commerce Parkway that will have a curb cut off Indianapolis Road and extend south into the site for a length of 900 feet and terminate at a temporary-cul-de-sac. Also, it is the intention of the applicant that Commerce Parkway will be constructed to Whitestown standards and become a public road.
