Andrew N Tanner's Bio
Andrew Tanner joined The NRP Group in 2000 and soon became the Chief Financial Officer of the company. Tanner is an NRP Principal, Director and a key member of the NRP Executive Committee. As NRP CFO, Tanner leads all phases of strategic planning, corporate and project finance, accounting, capital markets, property disposition, legal, investor relations, tax planning, risk management, asset management and information systems.
Through his 20 years with The NRP Group, Tanner has developed best-in-class systems, processes and tools that have enabled NRP to deliver top-tier investment returns and outstanding long-term performance. In that time, the company has developed nearly 40,000 units of multifamily residential real estate representing over $6 billion in development cost with market rate dispositions representing more than $1.5 billion.
During Tanner’s tenure, The NRP Group has been named the 2020 NMHC #6 Top Multifamily Builder in the U.S. and #7 Top Multifamily Developer, and Affordable Housing Finance has named The NRP Group #4 Top Affordable Housing Developer and #12 Top Owner in the U.S. The NRP Group is a three-time recipient of the National Association of Builders Multifamily (NAHB) Pillars of the Industry award for national “Development Firm of the Year,” and has become the top multifamily developer in the U.S. that creates both affordable and market rate housing at national scale. In the past five years, Tanner has been instrumental in leading The NRP Group through the successful retirement of two of the original company founders and the onboarding of TriPost Capital Partners, a private equity firm that has brought tremendous value to the business. Since that time, The NRP Group has continued to accelerate topline growth and profitability.
Prior to joining NRP, Tanner spent eight years with Medimetrix Consulting, a Cleveland-based management consulting firm where he performed strategic planning, interim financial management and mergers and acquisitions services. Before that, Tanner served as an auditor with Arthur Andersen & Co. and held various other roles in accounting and financial management.
In 2018, Tanner joined the advisory board of The Ohio State Center for Real Estate at Fisher College of Business. He also sits on the Board of Trustees of Westside Christian Academy where he leads the school's facility planning activities and serves as co-chair for its ongoing capital campaign. Previously, Tanner participated in Cleveland's Business Volunteerism Council where he served on the advisory council of the Benjamin Rose Institute on Aging. He also guided the strategic planning process of New Directions, a behavioral healthcare provider for chemically dependent adolescents. In 2010, Crain's Cleveland Business named Tanner CFO of the Year.
Tanner holds an MBA from The University of Chicago and a bachelor’s degree in business administration from Bowling Green State University.
Erick Waller's Bio
Erick Waller joined The NRP Group in 2013 as Vice President of NRP Property Management and in 2016 was promoted to Principal of The NRP Group and President of NRP Property Management. Waller also serves on the NRP Investment Committee comprised of NRP functional leaders charged with the detailed evaluation, due diligence and prioritization of deals to be considered for advancement to the NRP Executive Committee. Waller and his team manage over 140 properties representing over 23,000 units of affordable and market rate communities in a portfolio valued at more than $1.6 billion.
Waller’s organization has executed over 60 highly successful lease-ups in the past five years including both market rate and affordable communities and has delivered consistently excellent performance within the stabilized portfolio as well. The lease-up speed, rent growth, and affordable housing compliance accuracy achieved by NRP Property Management are consistently in the top tier of multifamily performance nationwide.
At The NRP Group, Property Management provides input into initial product development and throughout the property lifecycle phases, and then “pulls the projects through” with excellent leasing results that often exceed proforma goals and enhance value creation. In his community activities, Waller is an advisory board member of two top property management college programs, one at Ball State University and the other at the University of Wisconsin–Stout. He is also spearheading the creation of the Center for Property Management at Cleveland State University, jointly funded by a grant from The NRP Group and The Millennia Companies.
Before joining The NRP Group, Waller worked with Village Green for eight years where he assumed roles of increasing responsibility leading to his position as Regional Vice President. Waller holds a Bachelor of Science in business administration from The Ohio State University and resides with his wife and two young daughters in Bay Village, Ohio.
J. David Heller's Bio
J. David Heller is the President, CEO and Cofounder of The NRP Group. Over the past 25 years, he helped create one of the largest multifamily development companies in the U.S. Since its founding in 1994, The NRP Group has developed more than 42,000 apartment homes and currently manages over 23,000 residential units across the nation. The NRP Group has been named the 2020 NMHC #6 Top Multifamily Builder in the U.S. and #7 Top Multifamily Developer, and Affordable Housing Finance has named The NRP Group #4 Top Affordable Housing Developer and #12 Top Owner in the U.S. The NRP Group is a three-time recipient of the National Association of Builders Multifamily (NAHB) Pillars of the Industry award for national “Development Firm of the Year,” and has become the top multifamily developer in the U.S. that creates both affordable and market rate housing at national scale.
Prior to founding The NRP Group, Heller worked as a consultant for The Townsend Group where he was responsible for more than $3.6 billion in real estate investments over two years. Developments included office, industrial, retail, single family and multifamily construction projects. Additionally, he was responsible for portfolio diversification, asset management, investment strategy and project underwriting. His clients included the State of Washington, the City of Milwaukee, United Mine Workers of America, Ohio Police and Fire, Los Angeles Police and Fire, and the City and County of San Francisco.
Heller then spent five years at Arthur Andersen & Co. in Chicago as a manager in the real estate consulting division. He performed feasibility studies and market analysis, created strategic plans and audited real estate partnerships for clients, including LaSalle Partners, VMS Realty Partners, First Chicago and RREEF Funds.
A certified public accountant, Heller is a member of the AICPA. In addition, he serves on the executive committee and is past Chairman of the Housing Credit Group for the National Association of Home Builders. Heller serves on the advisory board for the Campaign for Affordable Housing and the editorial advisory board for Affordable Housing Finance magazine. He also serves as a board officer for Cleveland Neighborhood Progress, Gordon Square Arts District and the Housing Advisory Group. In 2010, Ernst & Young Cleveland recognized him as “Entrepreneur of the Year.”
Heller is deeply committed to community service and holds several leadership positions across many civic organizations. In January 2009, the President of the United States appointed him as a member of the United States Holocaust Memorial Council. In addition, he serves on the advisory board of the University Hospitals Harrington Heart & Vascular Institute. He joined the Ohio Police and Fire Pension Fund Board in 2008 and continued to serve after the board reappointed him in 2012 and 2016. He also serves on the boards of the Parkwood Corporation, United Way of Greater Cleveland, American Jewish Joint Distribution Committee, and the Dean’s Advisory Board for the Ross School of Business at the University of Michigan.
Heller holds a bachelor’s degree in business administration from the University of Michigan. In 2017, the university’s Ross School of Business honored him with the David D. Alger Alumni Achievement Award that recognizes alumni who have brought distinction to themselves, credit to the school and benefit to their fellow citizens.
With a dedicated passion for education and higher learning, Heller contributes to several university boards including the board of directors for Northeast Ohio Medical University where he served as chairman. Since 2016, he has also served on the boards of Cuyahoga Community College and the Cleveland State University Center for Population Dynamics.
Heller is greatly devoted to serving the Jewish community across Northeast Ohio. He has served on the Board of Trustees for Jewish Community Housing and Gross Schechter Day School. He was Board President of the Jewish Education Center of Cleveland, President of the Board of the Ohio Jewish Communities and he chaired the Government Relations Committee at the Jewish Federation of Cleveland. Following his role as Campaign Chair in 2013 and 2014, the Jewish Federation of Cleveland named Heller as Board Chair for the 2019-2022 term.
Kenneth W Outcalt's Bio
Ken Outcalt started with The NRP Group in 2003 over 16 years ago as a Development Project Manager, and in 2016 was promoted to NRP Principal and President of NRP Development. He is also the co-founder and Chair of the NRP Investment Committee (IC) charged with evaluating and prioritizing deals for the NRP Executive Committee (EC). In his capacity as IC chair, Outcalt worked with NRP’s head of capital markets to build an investment due diligence and deal assessment process that yields highly profitable results: Approximately 98% of projects approved by IC are approved by EC; an equally high percentage of approved projects receive funding, and more than 95% of all funded projects achieve or exceed their pro forma financial targets.
For the past decade, Outcalt has presided over the development of affordable, workforce and market rate properties that account for nearly $5B in cost and nearly 30,000 units. Market rate dispositions during this timeframe represent nearly $1.5B. In 2020, The NRP Group was named the 7th Top Developer in the U.S. by the National Multifamily Housing Council with starts of more than 4,100 units.
Over the past five years, Outcalt has added several new markets including Atlanta, New York, D.C. and Boston, all of which have quickly become productive and demonstrate high potential for significant long-term growth. He continues to work diligently to diversify the product portfolio and build on the NRP tradition of providing a healthy balance of market rate, affordable and workforce deals. This approach enables NRP to benefit from the full spectrum of market cycles and conditions.
Outcalt’s team benefits from long-term tenure with both developers and staff who have remained loyal to NRP and share his passion for the company’s core values. Several factors come into play: Outcalt works with each developer to formulate goals that are uniquely tailored to their business and market; he has developed creative compensation programs that align developer goals with support departments and overall NRP corporate goals; and he is known for his keen ability to build internal consensus, lead the NRP project pipeline and deliver on his commitments to the many partners and stakeholders of NRP.
In his civic activities, from 2018 to 2020 Outcalt served as Chairman of the Board of Trustees for Positive Education Program, Greater Cleveland’s largest non-profit agency providing special education and mental health services to troubled children. He also currently serves as Treasurer on the Board of Directors for the Cleveland Museum of Natural History and recently joined the Cleveland Clinic VeloSano Steering Committee. Outcalt graduated with a Bachelor of Science in urban and regional studies from Cornell University in 1993 and earned an MBA from the University of Michigan in 1999. He resides with his wife and three children in Pepper Pike, Ohio.
Taylor Brown's Bio
Taylor Brown joined The NRP Group in 2005, and by 2016 was named one of six NRP Principals and the President of NRP Construction. Over the past four years, Brown’s team has generated over $1.5 billion in construction revenue, expanded from 87 to 185 employees, and has achieved an NMHC #6 Top U.S. Multifamily Builder ranking two years in a row by starting 4,005 units in 2018 and 5,240 units in 2019 (+30% growth). During this time, Brown created a successful NRP third-party general contracting business which has quickly become a key contributor to growth.
In January 2020, the National Association of Home Builders (NAHB) named Taylor Brown winner of the national multifamily Pillars of the Industry “One to Watch” award which recognizes young leaders who are making significant contributions to the multifamily industry and are expected to provide significant leadership for many years to come.
At NRP, Brown has achieved tremendous progress in the area of technology and process innovation. Under Taylor’s leadership, the company has developed and built a powerful proprietary process and workflow management tool called “NRP Connect” which integrates best-in-class external tools like Procore, P6, and Timberline Estimating. The entire platform has been engineered to be completely mobile-friendly and equally usable from an office computer to a job-site tablet. Through a constant stream of strategic technological innovations, Taylor has freed up immeasurable administrative work hours for our teams and has enabled our leaders to focus on people, projects and high-value mission critical duties. These efforts have contributed greatly to the accelerated growth of NRP Construction.
Brown has also fostered significant growth in the culture of NRP Construction. In addition to an annual all-hands “NRP Build Conference” which includes the entire construction organization, Brown has instituted quarterly leadership summits and ongoing one-on-one business coaching programs designed to enhance leadership skills, emotional intelligence, soft skills and management disciplines. His team has also instituted a very popular top-to-bottom quarterly bonus program which has increased focus, accountability and the immediacy of feedback and rewards. Brown has also exhibited a great ability to hire top talent and then provide the guidance, autonomy and resources they need to thrive once they arrive at NRP Construction.
Estimating, Purchasing & Preconstruction
Frank Haas's Bio
Frank Haas has 26 years of Construction Estimating experience. He has solicited and analyzed subcontractor and vendors proposals during the bid process for both Commercial and Multifamily projects. He has developed Excel Spreadsheets to complete the takeoff and pricing of materials from CSI Division 2 thru 48. Frank is proficient in Timberline and MC2 estimating software. Frank has purchased for his company four license copies of On Screen as well as 1 license of Quick Bid. Frank worked on a Mentor-Protégé program between 3i Construction and Turner Construction in 2010 bidding projects for the DISD Bond Program.
Frank earned his certification as a Professional Estimator (CPE) in 2005 from the American Society of Professional Estimators. Since that time Frank has been President of the Local Chapter of ASPE Chapter 43 from 2005 thru 2008 and has stepped up to the plate for a second round in August of 2013. Frank has also served on the ASPE National Certification Committee and the National Education Committee. Frank also teaches Estimating Classes at the Regional Hispanic Contractors Association in Dallas, Texas.
