Scope Of Work
Now known as “The Frye”, the building provides 234 affordable apartments — 48 of which are reserved for homeless individuals — to low-income families and individuals earning 30% area median income. The Frye is undergoing full renovations. Exterior renovations include updating brick façade to modern seismic requirements, brick repoint, refurbishing historical windows, and replacing fiberglass windows. Interior work includes the replacement of plumbing in unit bathrooms and kitchens, replacement of unit and common area flooring, repainting all units and common areas, and modern upgrades to residential units (new stainless-steel countertops and appliances).
The notice to proceed date was April 15, 2019 and the expected completion date is December 11, 2020. The occupied, historic structure presented challenges but is nearing completion thanks to the diligence and expertise of Jack Kuester, Ron Ward, BJ Kuester, Tom Hardin, Jeremiah Phillips, Ujwal Joshi, Cindie Banta, Barb Fearon and RDF crew: Antione Manning, Demetrius Hunt, Jose Castro Silva, Steven Strauss, Brian Penn, Daniel Moery, Ian Daniel, Tyron Pitcher, Isaiah Dela Cruz, and Tom Speed.
As Sharon Lee, Executive Director of LIHI, has stated, “The Frye Hotel will remain as affordable housing for low-income seniors, families and disabled people for the next 50 to 75 years.” And as George F. Frye once envisioned, The Frye still maintains a position of importance and relevance in the community.
