Meet cash flow objectives: maximize gross rent, minimize vacant and delinquent rent loss, maximize miscellaneous income items, control expenditures, review and approve purchase orders and payables, maintain perpetual inventory of maintenance supplies and parts & schedule and approve vendor services.
Manage Employees: schedule work of on site team, train and develop subordinates, motivate by giving consistant feedback, conduct team meetings weekly, conduct performance evaluations & administer diciplinary action when necessary
Provide Resident Services: handle all lease violations/evictions/3 day notices/30 day notices, schedule maintenance in response to resident requests, respond to resident complaints, follow up on resident complaints to ensure timely and effective maintenance procedures were adhered to, schedule resident social services & implement resident retention plan.
Administrative Services: ensure that company policies and procedures are being followed by onsite team, ensure timely completion of forms and reports, perform budgetory planning and preparation, supervise accounts payable and receivable
Direct Community Maintenance and Improvement: maintain company standards on landscaping curb appeal, conduct regular inspections of property and ensure routine maintenance, plan/schedule/supervise preventive maintenance programs, plan/schedule/supervise approve major maintenance and capital improvements, submit recomendations for unscheduled major maintenance &understand landlord and tenant legal considerations.
