Our Story
Kelley Construction is a local, family-owned business providing quality services throughout Northeast Kansas for over 25 years. We were incorporated as Kelley and Dahlstrom Construction Company in February 1992, which was later changed to Kelley Construction Co Inc in 1998.
Our projects include construction for universities and colleges, trade associations, public school districts, financial institutions, churches, food processing facilities, local, county, and state government agencies, a wide range of commercial enterprises, office facilities, warehouses, sports facilities, and pre-engineered metal buildings.
We can complete any type of construction projects of values that go up to $4 million. You can also rely on us for remodeling existing spaces. We have provided many delivery methods that are customized according to the client. They are:
Design-Bid-Build – A client will first hire a design team to provide a complete design before soliciting bids from contractors. It is usually done in a competitive manner among a select list of prequalified bidders or it's open to the public for any bidder
Design-Build – A client will hire a contractor who they're comfortable with and allow them to provide the design team a complete package from start to finish. This allows the budget and constructability aspects of a project to be addressed early and provides a single point of contact for design and construction
Negotiated – This type of delivery begins either after drawings are completed or during the design period. Typically, the contract is set up as a “maximum cost not to exceed” contract with an established fee added to the cost of construction up to the maximum agreed upon amount. A teamwork approach is needed, wherein the client, designteam, and contractor work together to provide the best possible project
Construction Management – The client selects a construction manager to provide management services for an overall contract. The manager spends significant time prior to construction preparing budgets and organizing schedules. Open bids are solicited from subcontractors as needed, to provide construction of the project under the guidance of the manager
We've received many awards for our services such as two Associated General Contractors (AGC) of Kansas Judges Choice Awards (1997 - Black Bear Woods and 2005 - Great Overland Station, Phase 2) and other AGC awards. We've also been involved in projects that have won the AIA DesignAwards.
We've also received the American Public Works Association, a national award, for the Great Overland Station in 2006. Our team is the most proud of the safety award we have received from AGC of Kansas every year we've been in business. Improved safety has led to lower insurance prices, which are passed onto the customer.
