Scope Of Work

An upscale office is exactly what the CEO of Carolina Skiff envisioned as his team began evaluating their new office construction options. They had just finished building a factory warehouse and wanted to compliment it with a new stand-alone front office, where they could proudly welcome high-end clients in a comfortable setting. The eye catching Hardie Stucco Reveal siding with EIFS trim package achieves the first impression of modern beauty that the customer wanted. Additionally, the parapet roof with hidden downspouts, two-tone porch, and extended pitched roofline all create a refined attractiveness that displays both quality and craftsmanship. Entry through the double glass doors and floor to ceiling storefront windows reveal expertly mudded, taped, and painted walls, upgraded millwork, pre-engineered vinyl plank flooring, recessed lighting, and granite counter tops. The floor plan includes a blend of private offices, meeting spaces, restrooms, and other key areas necessary to effectively manage their business operations.

With attractiveness being a primary factor in this project, pad mount HVAC units were installed instead of wall hung units in order to reduce the obvious visibility of the systems. To boost energy efficiency, the modular building was constructed with an upgraded insulation package and 2′ x 6′ studded exterior walls to accommodate it. Nestled into a pretty and fitting landscape this building, even in an industrial setting, creates the warm and welcoming environment that was so important to the customer.

 

Planning, partnership, and coordination were critical aspects that successfully made this project cost effective for the customer. This particular project had a general contractor involved so the synchronization of scope, such as pouring concrete, helped save the customer both time and money. Off-site construction is one of the fastest methods of construction that exists today, but in this case it was the controlled speed of construction that was actually the most beneficial aspect. Construction of the modules in a factory allowed for the units to be built with the optional flexibility of delaying delivery until their busy season wound down and some ancillary site work could be completed. As soon as the customer was ready, the buildings were already constructed and ready to be installed. Modular construction allowed for this project to be completed on the customer’s preferred schedule rather than being driven by typical consecutive construction requirements.
