Scope Of Work
The construction of the Kappa Sigma Fraternity Lodge, a fraternity dining and gathering facility, and the renovation of the existing Main House, was performed while the University of Texas was in session, requiring close coordination with the Owner. The project included demolition, earthwork, drilled piers, a soldier pier wall, retaining walls, new sanitary and storm utilities, replacement of existing domestic water and fire lines, CIP concrete, concrete etching and staining, a wet pipe fire suppression system, a commercial kitchen, authentic antique timber, furnishings, fixtures and equipment (FF&E), an audio/PA system, landscaping, flagstone pavers, custom millwork and trim work, custom solid mesquite doors & windows, fire alarm and mass notification system, and MEP that includes refrigerant piping and gas piping.
The exterior is cut limestone with a standing seam metal roof. Heavy timber construction was used throughout the lodge, with a wood vaulted ceiling in the main assembly area. There are areas of cut stone within the building, highlighted by an enormous stone fireplace. Floors are stained and polished concrete with the fraternity emblem emblazoned in the main room. Stone archways lead from the main room to the covered and conditioned wrap-around porch, allowing guests to view the sport court and flagstone plaza areas through the oversized windows and French doors.
Renovations to the existing Main House included structural, architectural, electrical, communications, CATV, fire alarm/mass notification, HVAC, plumbing and the complete renovation of the existing kitchen.
