by a focused career in accountable corporate management, with 6 years as Construction and Purchasing Manager for a $2B public Real Estate Investment Trust;
by ten years of successful management experience representing owners, investors and developers in high value projects in CA, WA and OR, working with local design, engineering and contracting firms in competitive and negotiated works, with responsibilities for business development, agreements, procurement, disbursement and contract management, including six years of development due diligence writing pro formas and assembling packages for acquisitions funding;
by extensive field management experience in private residential new and remodel construction, multi-residential and commercial development projects, core and shell, tenant improvements, land development.

Accomplishments and highlights:
At The Irvine Company, start-up of a 445-unit, $120M, Type III and Type V podium project, North Park in San Jose, the final phase of a new 2,000 unit community, with 85% of subcontracts bought-out in 90-days.
At Essex Property Trust, identified, qualified and hired design and construction firms for multifamily projects at 17 new sites in California and Washington. Delivered $612M in hard cost, acquisition to occupancy.
At Essex Property Trust, delivered the company’s first high-rise, a 270-unit, 20 story, Type I building, winner of 2002 Gold Nugget Grand Award, $88M valuation, sold in 2004 to Lennar Communities.
Continuing oversight of all new sites from Seattle to San Diego, reporting monthly to senior executives, investors and board of directors. Delivery of over 3,500 new units with 800 units in pre-development.
Introduced, developed and implemented integrated, standard project agreements and specifications, department policy, procedures.
At R.N. Field commercial landlord JMB Properties at Bay Area sites, managed all work at 100 Bush, San Francisco, negotiated master agreement unit price contracts at the Drakes Landing, Larkspur.
Successful bidder for the seismic retrofit of a San Francisco mid-rise office building and construction of two new East Bay churches.
At Smith Ranch, San Rafael, a $50 million, 250-unit luxury condominium project for Tishman Speyer of New York, oversight of quality control, contract compliance; at the adjoining 140 unit McInnis Park Apartments complex, closeout, turnover, lease-up of the 140-unit project.
At Turner Special Projects conducted multiple site tenant improvements for Bank of America Corporate Real Estate, for Miles Laboratories research facility and for Lockheed.
