Scope Of Work
?With an emphasis on business vitality and cultural renewal, the City of Minneapolis has set a goal to double the population downtown by 2025. Driven by strong market demand, Opus is supporting the city’s vision for growth by redeveloping the Ritz block on the north end of Nicollet Mall. Opus developed, designed and built 365 Nicollet, a 30-story, high-rise multifamily and retail development that significantly ups the ante for luxury living in downtown Minneapolis.
Located between South Third and South Fourth Streets at 365 Nicollet Mall, 365 Nicollet is Opus’ third project on Nicollet Mall including Xcel Energy @ 401 Nicollet and The Nic on Fifth®. These luxury apartments set the bar for luxury living even higher than The Nic on Fifth, an award-winning Opus development regarded in the industry as the highest quality luxury apartment living in downtown Minneapolis.
A model for contemporary urban living, 365 Nicollet includes 9,500 square feet of retail space on the ground level and 370 apartment units. With floor plans ranging from alcove units to three-bedroom penthouse suites, the residences include condo-level finishes with floor-to-ceiling windows, quartz countertops and stainless steel appliances. The building’s exterior features distinctive architecture with large glass elevations and a dynamic pattern of balconies. It was designed to meet LEED certification.

Situated directly across the street from the Minneapolis Central Library, the 365 Nicollet shares a sidewalk with the Nicollet Mall, an area central to pedestrian activity and public transit that is going through its own renewal. For added convenience and access to office, retail and entertainment venues, the building is connected to the Minneapolis skyway system.
