Scope Of Work

The Charles Frey Academic Center represents the most recent collaboration that Lancaster Bible College and Horst Construction have proudly completed over the last 40 years. As the Design-Builder, Horst was involved in the initial planning stages to provide critical budgeting and constructability expertise for the 49,500-square-foot academic facility. The three-story building includes eleven classrooms, six-core academic departments, a radio/video production studio, business administration, a real-world technology space, and a large lobby area featuring an ice cream shop.

Challenges:

• Production problems at the window manufacturer’s facility caused a delay in receiving four multi-story radius top curtainwall windows. Unfortunately, the windows arrived two months past their critical path date. As a result, multiple exterior and interior finishing tasks needed to be addressed and re-sequenced appropriately, demanding exceptional communication and teamwork between Horst, LBC, and all of our partners. This allowed us to complete the project on time, despite these challenges.
• The building site’s history of sinkhole activity required a geophysical survey to confirm any soft subsurface areas. The Horst and engineering teams developed and executed a detailed plan to ensure site stabilization, prior to any construction activity.
• Budget constraints during the finalization of design required the collaborative effort of all the design-build partners, as well as their subcontractors. The team provided suggestions for alternatives and value engineering concepts that could significantly lower costs and meet the desired budget.
