Scope Of Work

Design inspiration was discovered by the Atlantic Ocean which baths the sandy shore of Sheepshead Bay, only 1/2 block away from the premises. Many sailboats dock at the marina hosting their sails into the wind and literally sail away everyday. The architects decided to use these sail boats as the concept for some of the building elements.A result was a sculptural exterior stairs dominating the front facade with its prominent sail shape wrapping the exterior open stair running from ground level to roof. Pastel Colored stucco were used to emulate the well known South Beach Miami Art Deco Architectural vernacular. The building settings offered the design team the opportunity of having two distinct free-standing facades as an artist's canvas to lay well distributed windows and abundant exterior access to oversized sculptural balconies accessed from almost everywhere in the apartments. The flat roof was an opportunity to offer round recreation space for tenants and their guests, which offered breathtaking ocean views.
