Scope Of Work

Peachland Elementary School had a dichotomy of needs—to expand and upgrade general education space for its kindergarten students, as well as provide dedicated facilities for the school’s special education program. Funded by voter-approved Measure E, the two-phase, two-building project was designed, fabricated and installed by American Modular Systems (AMS), in partnership with the Newhall School District (NSD), Lundgren Builders and NAC Architects—the project team that successfully completed two-story modular facilities at NSD’s Newhall Elementary. The Peachland project includes a modular four-classroom kindergarten building sited adjacent to a modular SDC building with designated rooms for occupational therapy, speech and language therapy and psychology, in addition to a teacher workroom and multifunctional classroom space—all adapted for the physical comfort and safety of special needs students.

It was important that the new AMS buildings complement Peachland’s residential, small campus feel. A customized façade with steep pitch roofline blends aesthetically with the existing architecture, while energy-efficient upgrades add state-of-the-art sustainability. The AMS 2:12 pitched roof design allowed the cool roof system to be factory-built using AMS’ DSA-approved PC—a shortcut offering substantial cost and time savings. The interior vaulted ceiling lends a bright, airy feel, enhanced by low-E view windows shaded with custom-fit mini blinds for heat and cooling control. The building has LED lighting throughout: LED recessed lights on the interior and upgraded LED wall packs on the exterior. For greater thermal performance, ceiling insulation was upgraded to R-30, with an energy-efficient rooftop HVAC system ensuring year-round comfort.
