Scope Of Work
Project Details:
SBI Builders, Inc. was selected as the Design/Build Contractor to redesign the mechanical/electrical/plumbing (MEP) systems. This system optimizes each building’s performance and exceeds the Title 24 standards by 15%, along with taking on the design responsibilities for the site retaining walls, underground domestic water system, and underground fire system. Hemlock 78 is a scattered site project with 52 units at one location and 26 units at another location with three different building types.
Project Description:
Hemlock 78 consists of 78 family apartments with a total building square footage of 84,817 square feet on 5.02 acres at two locations. Building amenities include fireplaces, community kitchen, computer center, community room, unit garages, low flow water fixtures, tankless water heaters, and solid wood cabinets. Site amenities include a tot lot, BBQ areas, putting green, maintenance building, covered parking, children’s water feature, and landscaped water retention pond.
