Some of the major causes of the damage to wood beams and glulam beams are:

The common problem is that the older buildings were built prior to current building codes. The new building codes now provide seismic connections.

Repairing wood beams or wood truss repair in place sometimes is the only alternative as long as you can take the load off and have access to do repairs. Gaining structural integrity can be difficult. It is often times very difficult to get a structural engineer to take responsibility and liability of what the repaired beam is now capable of supporting. Gaining the structural requirements of the higher loads is faster by replacing the damaged glulam beam with a larger properly sized replacement.

One of the greatest advantages of replacing a glulam beam is that it can be made in a wide range of shapes, sizes and configurations so a beam can usually be made to match the broken beam without a lot of waste involved.  Glulam beams (glued laminated timers) are made to meet a range of design stresses.

Pound for pound, glulam beams are stronger than steel.

Glulam beams are a renewable resource that is used from second and third growth forests and plantations which helps the environment.
