Scope Of Work

Located near Hudson River Park in the heart of the historic West Village in New York City, 150 Charles Street is a high-end, 340,000-square-foot condominium building with 91 residences and 10 attached townhouses.

The demolition and alteration of the warehouse building required salvaging the existing façade fronting Charles and 10th streets, as well as the foundation wall. Temporary steel bracing was designed and installed to support the existing structure that became part of the new building. A new matt slab and foundation walls poured against the existing foundation walls created a bathtub for the building where the water table is 6 feet below cellar slab elevation.

The 16-story cast-in-place concrete tower rises over the 47,500-square-foot site in an interesting wedding cake-like design of stacked volumes that gradually set back, preserving the neighborhood’s scale and character. The façade is comprised of precast concrete with a thin brick veneer along slab edges and column faces. Aluminum and glass curtain wall and storefront allow for substantial sunlight and breathtaking views.

The site also features more than 30,000 square feet of green space. Amenities in the residential complex includes a lobby, fitness center, children’s playroom, 75-foot lap pool and parking garage.
