Scope Of Work

11 Times Square is an extraordinary, environmentally responsible modern building befitting its marquee location. The 1.1 million-square-foot tower’s sophisticated design allows for prominent exterior building signage 600 feet above Times Square and extensive roof terracing on several floors.

The tower has achieved LEED Gold certification. The property also includes 55,000 square feet of retail space on three levels and 13,000 square feet of retail signage along 42nd Street and the corner of Eighth Avenue. 11 Times Square stands 640 feet tall and consists of 38 occupied stories above grade with one cellar. The three-story lobby has full height cast-glass panels, hand-chiseled marble columns and granite floors. Offices occupy the third floor to the 38th floor and have 9-foot, 6-inch floor-to-ceiling glass with 5-foot-wide windows. There are no corner columns, which results in dramatic open spaces with spectacular views. The street-level retail component connects to one floor below grade and one floor above, with significant frontage on West 42nd Street and Eighth Avenue, affording two prominent entrances.

11 Times Square is the first building in New York City to be constructed with the core-first system — the concrete core built above the steel frame above the perimeter. Three cranes were deployed to coordinate this process:  One was used to build the concrete core, and two were used to erect the steel. It was critical to launch an aggressive safety initiative during the building of this project. The core-first system enabled us to build on time and under budget without safety issues.
