Scope Of Work

Self perform work at Two Light Luxury Apartments in downtown Kansas City is starting to hit on all cylinders. Two Light follows the successful completion of the luxury apartment building, One Light, and is located just two blocks south of it in the Power and Light District.

The 506,000-square-foot luxury apartment building is nearly 50 percent larger in square footage but has 296 units, which is 20 less than One Light. A seven-story parking garage and amenity level are the primary factors for the decreased number of units in this building. A team led by Dave Carlson, Pat Lichte, Bill Lipp, Mike Pfau and Blake Carolan is using the experience they gained on the previous tower to make this larger, more complex building a great success for self perform in the Midwest region.

Due to the large footprint, it is also being done in a two-pour sequence, further complicating the $17.6-million concrete scope. The team has tapped into lessons learned on other vertical markets around the country in an effort to find better ways of building. They elected to use SureBuilt Manufacturing, a wall framework company not previously used by JE Dunn, after talking with tradespeople on several projects and touring the company's facility in Chicago. The team has continued to take advantage of United Forest Products (UFP) and their ability to manufacture offsite and ship to the jobsite for immediately productive work. UFP has built all of the Gates column forms and has sent out precut plywood to use for slab edge, pool walls, and planter wall forms.

In addition to vertical concrete forming, JE Dunn is self-performing the place and finish of concrete, rebar and post-tension installation, rough carpentry, barrier cable, and masonry, including a 15,000-square-foot terracotta rainscreen. One other unique scope of work JE Dunn is performing on this project is the erection of steel stairs. The team plans to become a certified erector on this project and will continue to look for related work in the future. 

The team also improved its efficiency and cost-effectiveness by utilizing company-owned equipment, including a tower crane, concrete pump, placing boom, and other logistics tools. This project has been a milestone for JE Dunn skilled trades in the Midwest as we continue growing our efforts across the country.
