The complete renovation, extensive structural upgrade and expansion of this Staples store located on Coral Way in Miami required subcontractor crews to work overtime and on weekends to complete the project on schedule for the holiday season.
The work encompassed construction of new foundation walls, poured concrete and masonry extension of pre-existing 14-foot high walls to 30 feet to create a new prominent façade, new concrete parapets crowning the walls, expansion of the building, a 175-foot long, hurricane-resistant masonry storefront with impact glazing, replacement and reinforcement of portions of the roof's steel structure and installation of a Seloflex roof recovery system.
The interior work included new carpet flooring, new MEP and sprinkler systems, painted drywall partitions, new bathrooms, lighting, a fire alarm system, and store fixture deliveries and installation.
The project's complexities included a fast-track 12-week schedule, numerous revisions to the design to comply with requests by city agencies, a shortage of skilled labor, and management of multiple long-lead items such as steel manufactured in Pennsylvania and doors and frames manufactured in New Jersey.
With the success of this first store's renovation Mc Gowan was subsequently awarded additional projects for new Staples locations in West Miami, Florida and Davie, Florida.
