Scope Of Work
Located at the intersection of 2nd + Pine, this 300,000 sq. foot, 40-story high-rise will celebrate its downtown location with a tall, slender and sculpted tower that will allow for abundant light and openness to reach the street. With a Seattle sensibility, the luxury apartment tower will capture and foster a sense of authenticity and timeless, modern design. 2nd + Pine will feature an array of amenities that will bring people together and let them create any individual, urban lifestyle they desire. The design of the project will thoughtfully:
- Respond to existing context;
- Foster a safe and enjoyable pedestrian experience;
- Be a good neighbor to Pike Place Market and the nearby Market District;
- Serve as an iconic wayfinder; and
- Enhance the Seattle skyline.
The base of the tower will feature retail space; a strong, easily identifiable residential entry; and lush landscape—all adding to a rich pedestrian experience. The podium of the tower will house four floors of above-grade parking above the retail level. 2nd + Pine will feature approximately 400 for-rent housing units, approximately 350 parking stalls, and is seeking a LEED Gold rating from USGBC.
GBD formed a Joint Venture with Weber Thompson Architects for the design of 2nd + Pine, and the team expects a completion date of March 2017.
