Scope Of Work

NorthStar performed the extensive interior demolition and abatement  hazardous materials as the first step in the “green” renovation  this 18-story Edith Green Wendell Wyatt Federal Building. Upon completion the rejuvenated 372,461-sq.-ft. high-rise will met the Leadership in Energy and Environmental Design (LEED) platinum standard, which is the highest rating.

Located in Portland’s central business  and constructed  concrete and steel in the 1970s, the 270-ft. high-rise occupies one full city block and two levels  basement and parking areas. The green renovation project was made possible via federal stimulus funds and administered by the U.S. General Services Administration (GSA).

NorthStar was selected by Howard S. Wright Constructors (HSW) as one  their five top-tier subcontractors to interview alongside HSW for selection  the Construction Manager as Constructor (CMc) to modernize the Green-Wyatt Building.

The CMc+6 (a team  HSW, NorthStar, and five other named first-tier subcontractors), whom temporarily co-located within the federal building for seven months, collaborated on the integrated delivery approach. This collaborative strategy enabled NorthStar to develop the demolition and abatement drawings and specifications in concert with the schedules and resources  the other subcontractors and HSW to perform the work in an exceptionally efficient and cost-effective manner.

NorthStar’s abatement work included asbestos and lead-based paint removal.  Interior demolition [strip-and-gut] work included all walls, floors, ceilings, and mechanical equipment and systems. Selective structural demolition work supported the extension  the elevators’ tower crane and the extension  the slab for all floors. Additional tasks included the removal  existing facade and window assemblies, removal  two passenger elevators and one shuttle elevator, removal  two stairways, and demolition  planters, curbs, sidewalks, and pavers.
