The design-bid-build project delivery method is the “traditional” means of delivering a construction project, which creates clear separation between the design and construction process.

In a design-bid-build project, the owner hires an architect or engineer (A/E) to create design documents including drawings and technical specifications for the project. In addition, the A/E will typically develop a project cost estimate and schedule. Once the design documents are completed, a Request for Bids is created and released to contractors.

Our firm, as contractor, will evaluate the project documents and provide a price for the HVAC work. The A/E is responsible for answering bidder questions and for assisting the owner in evaluating the received bids. Once a bid is selected, the owner establishes a contract with the chosen contractor and work begins on the project.

As the traditional means of completing projects, the design-bid-build method is the most familiar to those in the industry. It also has, in theory, the ability to deliver a low-cost project to the owner. However, since this method isolates the contractor from the design process, there is a high potential for project cost increases due to conflicts between the design documents and the constructability of the project in the field.

Multi-Prime delivery method is an alternative to the traditional design-bid-build that works within existing public contract law. Under this delivery method a construction management firm (CM) is hired as an agent of the owner based on qualifications. In lieu of utilizing a General Contractor, the CM receives competitive bids for multiple bid packages direct from the specialty subcontractor tier. The specialty subcontractors are than awarded multiple individual prime contracts. There may be as many as 15-20 or more individual prime trade contracts on a project. The Construction manager is than responsible for managing and coordinating those individual prime contracts to meet the owner’s time, cost and quality requirements.
