Scope Of Work

This new seven-story, 54,000 sq. ft. apartment complex complies with Chicago's "Green House" program. The OMS-installed climate control system is a vital component of this compliance.

To achieve the "Green" goal and provide an optimal heating system for this project, we installed three KBN 399 Lochinvar Knight boilers, each of which provides a thermal efficiency up to 94.6%. For cooling, OMS added a 60-ton Trane air-cooled chiller and an eight-ton Motivair air cooled chiller.

To complete the installation, we included vertical stack heating/cooling fan coil units in the residence apartments, an air handling unit with hot water VAV reheat for office and meeting room areas, a corridor make-up air unit and a direct digital temperature control system for boiler and chiller plants, allowing the building to switch over from heating to cooling automatically.

OMS, partnering with the Casa Morelos developer, got off on the right foot with this residence, providing affordable comfort for the foreseeable future.
