Scope Of Work
The project was a high-end apartment complex built by Archstone, a leading apartment operations company. Surrounding the exterior of the building was a 20,000+ sq ft fire lane that was designed to be the showpiece of the property. At 6” thick, the concrete was a mixture of both stamped and regular concrete. In keeping with their namesake (Archstone), there were a total of 5 multi-color, multi-stamped arches built into the fire lane connected by curved concrete with decorative saw cuts. The stamped areas were placed in two different colors and stamp patterns.
The project was very challenging for several reasons:
· It was approaching the end of the season and the weather was becoming problematic.
· Almost the entire fire lane had to be ADA compliant
· The arch combined with the spokes were extremely challenging to ensure accuracy and symmetry
· The scheduling deadline and working conditions were extremely aggressive!
The stamped concrete was placed in the following manner:
First we formed the arched bands with 1”x6” boards and then formed the spokes. Once complete, we placed moonlight gray concrete and stamped it with a 12” brick soldier course. In order to stamp a straight soldier course on a radius, we fabricated a rolling device that gave us a rolling stamp (worked GREAT!). We finished with a liquid release colored with powdered release for the antiquing and then did a light seal to lock in the color before the next placement.
Then, we stripped the forms, protected the bands with plastic and then placed the fields with a ‘palomino’ colored concrete. The stamp was a London Cobblestone pattern that had to line up with the continuously moving radius. We also finished these with liquid release colored with powdered release. Everything was then sealed with a solvent based acrylic sealer.
Project Stats:
· 11,900 Sq Ft of stamped Concrete
· 83 Cu Yds of Colored Band Concrete: ‘Moonlight Gray’
· 181 Cu Yds of Colored Field Concrete: ‘Palomino’
· Completed in 32 workdays, including 4 rain days (36 were scheduled)
· 2,310 Man-Hours
· Only 8 Sq Ft had to be replaced due to out of spec for ADA
