Scope Of Work

After early plans over years proved unworkable, RSV Building Solutions was engaged to study how Daybreak Youth s could create a quality place to help more teens through substance abuse and mental health challenges. RSV recommended finding and remodeling an existing property rather than building from scratch. One possibility – a brand new 30,000 sf church in Brush Prairie that fell victim to the recession. Its winged layout easily could be repurposed for inpatient and outpatient treatment, with kitchen space and room for expansion. RSV helped Daybreak negotiate a favorable transaction and loan through the faithbased lending organization which held title to the property. Then, it helped leaders pursue an emergency zone change to obtain a conditional use permit. Despite harsh upfront opposition, neighbors understood and embraced the virtue and responsibility of Daybreak’s proposal. RSV also navigated fundraising and permitting challenges
