Complete Renovation of a Senior Living Tower
Bernards transformed this existing 14-story, 227-unit independent living facility, originally built as UCLA student housing in 1966, into a reimagined continuous care retirement community with high-end features enhancing its 94 independent living, 76 assisted living, and 19 memory care units, along with dining facilities, activities rooms, courtyards, dog park, and 123 subterranean parking spaces.
Collaborative Preconstruction Strategies
During the Preconstruction phase, the Bernards team worked closely with the owner and architect to develop an elaborate phasing plan for minimizing operational impact through strategic scheduling of demolition, seismic retrofits, MEP systems, and amenities.
A Comprehensive Seismic Retrofit of a Mid-Century High-Rise
The original structure, built in 1966, required a compete seismic retrofit, including one of the first non-ductile retrofits performed in the City of Los Angeles. Abatement and demolition started at both the basement level to get ahead of the structural upgrades, as well as at the top floor, moving downwards. Floors were completely stripped down to only the remaining concrete superstructure. Once the seismic retrofit was completed, the project evolved into a new construction build, requiring all new MEPs, interiors, finishes, and exteriors throughout the building.
