Scope Of Work

Alta is a 42-story, 500,000 square foot residential building in Long Island City. In addition to its 467 apartments, the building includes high-end amenities such as several indoor and roof-top lounges, basketball courts, and an indoor swimming pool.

The project’s proximity to both elevated and underground subway tracks posed several complex challenges. First, due to the noise caused by the elevated MTA train in front of the site, the façade had to be designed to achieve an extremely high sound-dampening rating. Furthermore, the elevated train structure is approximately 40 feet from the building’s façade, which posed logistical challenges to the superstructure erection, staging, and setting of precast panels.

Our pre-construction services included the abatement and demo process for the existing buildings onsite. LBG was instrumental in searching for and vetting potential window contractors to develop the façade details, ensuring the required sound attenuation requirements were met. In addition, we were involved in redesigning the façade from a precast concrete panel system to a Porcelanosa screen wall system, which helped maintain budget. 

LBG retained the services of a crane engineer to work with the owner’s consultants and governing agencies to develop a logistic plan that safely allowed for the erecting of the superstructure in close proximity to the elevated MTA structure.
