Scope Of Work

First Housing Development Corporation completed the Credit Underwriting for Hickory Knoll Apartments.  Funded with Bonds, SAIL, SAIL ELI and Housing Credits this 96 unit acquisition rehabilitation Multi-Family project is located in Ocala Florida.  Originally Built in 1981, the project under went substantial rehab. 

New covered mail kiosks, Large trees were removed or trimmed as needed and the landscaping in common areas was upgraded to increase curb appeal. The asphalt parking lot was completely re-overlaid, sealed and restriped.  Concrete walkways throughout the site were repaired and cleaned. Rehabilitation of the property was to conform to all applicable accessibility requirements including accessible routes to all common areas from all 1st Floor units. A new shuffleboard court, ADA accessible playground, and a new car care area has been completed.  

The Clubhouse now features offices, work rooms, maintenance shop, pool restrooms, entry/reception area, laundry room, computer lab, and mechanical room.  The existing restrooms in the leasing office were converted to comply with ADA. New ceramic floor tile has been installed throughout. New WI-FI is now available in the leasing office and community room. The laundry room has been upgraded to include an ADA compliant folding table, new washers and dryers, and new floor tile.  

The exterior rehab of the Apartment buildings included replacement of the existing roofs including new insulation in the attic spaces, new siding and new stucco.  All exterior doors, windows, vinyl windows and screens were replaced and shutters installed at all exterior windows. Existing walkways, stairs, railings and handrails have been replaced. 

The parking lot lighting was upgraded, exterior lighting replaced and daytime sensors and/or timers have been installed on all outdoor lighting in common areas.

The interior rehab of the Apartment units included 5 apartments modified to meet UFAS mobility requirements, 2 apartments modified to comply with UFAS hearing and visual requirements, and all interior doors, kitchen and bathroom cabinets and counters have been replaced. The interior of all apartments now have new paint, vinyl “wood look” plank flooring, two door (top freezer) refrigerators, electric ranges with self-cleaning ovens, non-ducted range hoods, and dishwashers. Toilets, faucets, bathtub surrounds and water heaters are all new and all indoor common area lighting and ceiling fans have been replaced. Cable TV hook-up has been added to all apartments. 

First Housing was the Construction Administrator for this project and is now completing permanent loan servicing and compliance monitoring of the project.  Since there are Housing Credits and an existing HAP contract on the project it is income restricted.
