Quattro Construction Management, LLC. (Quattro) takes pride in the relationships it has with owners and developers. It is the strength of these relationships that allows Quattro to understand the needs of its clients and properly value engineer a project.

325 East 101st Street was a unique project being developed by HUB Realty. HUB successfully negotiated a contract with the Church of the Resurrection and Booker T. Washington School to demolish the existing structure and develop a new church within a new eight-story residential/community facility building.

The project required variances from the Board of Standards and Appeals that included waivers for floor area, lot coverage and backyard obstruction.

The initial pile tests done prior to Quattro's involvement inaccurately calculated the amount of pile necessary. This error could have impacted the project budget by over $500,000. Quattro retested and then negotiated with the pile contractor, resulting in only a minor increase in budget costs.

The first two floors of the project included a sanctuary with church offices and classrooms. The upper six floors were market rate rental apartments. The construction consisted of a cast-in-place reinforced concrete superstructure with a friction pile foundation. The facade was masonry with aluminum slider windows. The building has roof top terraces. The construction was completed in February 2009.
