Scope Of Work

Gilbane is providing construction management at-Risk services for the renovation and vertical expansion of the Warren & Wetmore landmark Crown Building. Aman Hotels and Resorts, a global hotel brand known for its unparalleled luxury and unique settings, is constructing their first residences in an urban setting.

This mixed-use development includes a hotel, street level retail and condominiums, separated into two parts: the Main Building and the Annex. Set to open in 2020, the Main Building renovation work transforms the existing 26-story historic office building into an ultra-luxury hotel with 79 suites as well as 20 private condominiums. The retail spaces along Fifth Avenue and 57th Street will be maintained on the first three floors of the Main Building (the fit-out and operation of retail spaces are by a separate owner entity). Nine stories are being added to the Annex, which will also house a portion of the hotel space as well as retail areas.

The hotel rooms span 750 SF and are complete with deluxe finishes and individual fireplaces. The private residences located on the top floors include unique and opulent apartments, as well as one five-story penthouse that boasts private indoor and outdoor pools with expansive views of Manhattan. The Crown Building includes a three-story day spa, indoor pool with an outdoor space, wraparound terrace, restaurants and bars. Ten layers of foundation are being added to the building to accommodate a new jazz club in the cellar. New mechanical spaces are housed on the subcellar, cellar, forth and 11th floors.

Gilbane is utilizing our extensive residential experience as well as innovative high-end prefabrication techniques to transform this historic Beaux-Arts Crown Building into the first Aman Hotel and Residence in New York.
