Scope Of Work

The need for senior living communities continues to grow as older adults seek an environment where they can live life with purpose and age with dignity. New Perspectives Senior Living, the manager of “Lighthouse” Senior Living Communities – a group of assisted living, memory care, and independent living communities located throughout the Midwest, selected Wenck as the general contractor for their newest community in West Fargo, North Dakota.    

Prior to our involvement, project stakeholders had bid the project without reaching a final cost in alignment  with our client’s pro forma.  After a couple rounds of value engineering and re-bidding, we were contacted to assist with bringing the project within budget.

Working with our in-house staff, Tushie  Architects, subcontractors, and vendors, we were able to move forward with construction at an acceptable Guaranteed Maximum Price (GMP) without impacting the size, configuration, or general finish of the building. The project is currently tracking on-schedule and within the GMP.

The Lighthouse of West Fargo is expected to have 165 units of assisted living, memory care, and independent living. The units are available with one or two bedrooms, a bathroom suite, and a kitchenette with stainless steel appliances and granite counter tops. Large windows adorned with marble window sills allow natural light to flood the room bringing the outdoors in. The rooms are designed to provide a sense of independence and privacy while also providing reassurance for residents and their families that a professional caregiver is available should a need arise.

In addition to the individual resident units, the community was designed to incorporate New Perspectives Senior Living’s four pillars of Living Life on Purpose™ integrating Physical Fitness, Brain Fitness, Dining Experience, and Social/Spiritual Engagement. Community amenities include a fitness and therapy center with a warm water therapy pool; a restaurant-style dining room with an attached demonstration kitchen, a sidewalk café inspired bistro, and a pub; a salon, library, dance hall, and Chapel.
