Scope Of Work

Wenck was retained as the environmental consultant by Abdo Markethouse to conduct Brownfields assessmentfor redevelopment of an abandoned 88,000 square foot industrial dry-cleaning facility. The site consists of approximately 3 acres of land in Minneapolis, MN. Wenck secured $50,000 in Brownfield grant funding for the initial site assessment of soil, groundwater, vapor, and hazardous building materials. The site was contaminated with petroleum, Stoddard solvents, and chlorinated solvents in soil, groundwater, and vapor. The proposed use of the site included renovation of the 88,000-square foot industrial building into residential condominiums.

To mitigate the various forms of environmental contamination, the findings of the Phase I and II were utilized in the preparation of a comprehensive Response Action Plan which proposed the remediation and reuse of the site and dilapidated building. Our RAP included soil management through excavation and soil vapor extraction, vapor mitigation of the industrial building, groundwater remediation, in addition to lead and asbestos abatement. The Minnesota Pollution Control Agency (MPCA) approved all response actions for the site and the intended future use of the building as residential. This benefits the community by reducing urban sprawl, enhancing the livability of the neighborhoods, improving quality of life, creating new businesses, and by adding additional employment opportunities.

The site investigation – which consisted of more than 40 soil and groundwater boring location, 20 soil gas and sub-slab vapor samples locations, along with indoor air samples – was completed in a timely manner in order to allow for the completion of the RAP and application of additional cleanup funding requests. Wenck also prepared environmental cleanup grant applications for Abdo Markethouse, securing $900,000 in environmental cleanup grants for contaminated soil, groundwater, vapor, asbestos, and lead paint.
