Scope Of Work

Canal Center is a commercial office property located in Alexandria, VA right on the Potomac River with 4 buildings connected by a 67,000 SF plaza.  The work was completed in 5 phases to maintain access to the garages below the office buildings and to maintain temporary walkways for pedestrian access.  We also had to coordinate our phasing and schedule with multiple other subcontractors for the new pavers, landscaping, electricians and plumbers. 

Our first step was to demolish all the existing overburden; 23,000 SF of pavers, 2,200 LF of curbs, and 4,300 CY of planters and landscaping.  Then we proceeded with grinding/removal of the existing waterproofing on the structural slab followed by concrete repairs and demo/replacement for new drains.  Then, 2,000 LF of new concrete curbs were installed to delineate the new pavers and landscaping for the plaza.  Next, we would apply the new hot-applied rubberized waterproofing membrane to the structural slab.  A special green roof waterproofing system was installed within the new planter areas to protect from roots.  In lieu of traditional flood testing, the engineer consultant had specified Electronic Leak Detection (ELD) to test the new waterproofing membrane for penetrations prior to installation of the new hardscapes. 

Modifications and repairs were made to the expansion joints and other upgrades were made to accommodate new lighting on the plaza and new Corten steel planter walls.  Corten Steel (sometimes known as weathered steel) is a group of steel alloys that are often used in outdoor construction. Corten Steel was designed to eliminate the need for painting and if left outside, exposed to the elements, they will develop a rusted appearance in just a few months.  This was designed by the Architect to give the new plaza a very unique look. 

Our scope also included constriction of new granite piers at the entrance of the plaza, a new granite fountain at the center of the plaza, new granite benches and replacement of the large bronze arrow at the center fountain, which had to be replaced at the exact same location as it was before it was removed.
