Scope Of Work

Phased over three years, Domokur Architects provided comprehensive architectural services for the recently-completed rehabilitation of three residence halls at Kent State University. Originally constructed in 1968, the Tri-Towers complex consists of two ten-story buildings, one twelve-story building, and a central connecting building (the Rotunda). Having received only minor renovations over the years, the complex was in need of major updates and the addressing of deferred maintenance issues.

Beginning with initial infrastructure upgrades to the six elevators and shared utility tunnel in 2012, the total scope of the project included a complete replacement of the HVAC systems, comprehensive repair to the exterior brick work and replacement of all windows. Student rooms were upgraded for comfort both in terms of interior design and through the inclusion of room-specific HVAC controls. On the tenth floor of Wright and Koonce, ten student rooms were transformed into open gathering areas referred to as “Sky Lounges,” while each floor in all three halls have smaller study, glass-walled study lounges.

Of high importance to the University was not taking any beds offline for the Fall or Spring semesters. To ensure this, it was originally intended to complete one hall per summer (2013,’14,’15). However, following the very successful renovation of Wright Hall in 2013, we worked with the Owner and Construction Manager to reimagine the construction schedule to complete both Koonce and Leebrick Halls during the Summer of 2014. Interiors were complete in time for move-in weekend; exterior worked continued into the first week of October; and KSU Residence Services held a dedication ceremony celebrating the completion of the project on October 15, 2014.
