Scope Of Work

The University of Texas at Dallas wanted to consolidate its Translational Research Center, Photonics Center, and Applied Research Center into one facility. They hired Vaughn as the design-build contractor to construct a 30,000 SF office and flexible laboratory building.

Due to research funding deadlines, we needed to provide a seamless integration from design to budgeting to construction. Because of our past relationships and expertise, our design-build team was able to make timely design decisions. From exploring different building types (pre-engineered metal building, load bearing CMU, concrete tilt-up panels) to analyzing different mechanical systems (four pipe chiller / boiler systems, number of air handler units, etc.), we worked together as a team to maximize the Owner’s scope and schedule. Our efforts resulted in a flexible lab space being designed and constructed within budget in only seven months.

We were tasked with producing an economical building without sacrificing appearance or quality. We achieved this goal by constructing a pre-engineered metal building which utilized storefront glass/ glazing and horizontal metal panels patterned with University of Texas at Dallas campus colors. The pre-engineered metal building contains nine 65-foot x 60-foot lab modules. The various lab spaces contain clean rooms, an assortment of fume hoods, compressed air, natural and other gases, and optical lasers. In addition to lab spaces, the building contains auxiliary office spaces, reception areas, conference rooms, storage, and a loading dock.

The facility successfully combines the operations of the university’s research entities into one economical space. The Owner still calls on us to build out spaces as user’s needs change.
