Scope Of Work

Founded in 1911, Emerson Hospital is a full-service, regional medical center headquartered in historic Concord, Massachusetts. Working at the 54 Baker Avenue location, Family Paving & Sealcoating filled in nearly 10,000 feet of cracks, sealcoated the 100,000 square foot parking lot, and then did the line painting of parking spaces and lanes.

Upon arrival on a Saturday morning requested by building ownership, the parking lot was barricaded off to keep all traffic from the site. Parking lot was cleaned of all dirt and debris using broomes, gas blowers, and high pressured air from an 185cfm air compressor for the cracks.

All cracks were then sealed with hot rubber at temperatures exceeding 300 degrees using pressure-applied crack sealing machines. Then all oil spots are treated with primer to ensure adhesion of sealer. Then the parking lot was manually edged with sealcoat to ensure zero overspray.

The first coat of sealer was then applied using sealcoating machines that are agitated to ensure good consistency of material.

The sealer was then sprayed from these rigs either with a wand or spray bar depending on the size of the area being worked on.

Once the first coat had dried a second coat was applied. Once the second coat was dry a third was applied to all extremely high traffic areas.

After all the sealer had dried the parking lot was marked out with chalk ahead of the striping machines that painted all the new lines and pavement markings to the same layout as it was previously. Parking lot was left barricaded off for the night and was reopened by a foreman in the AM on Sunday, ready for business.
