SBI Builders, Inc. was selected as the Design/Build Contractor to redesign the project to meet the construction budget provided without modifying the building footprint and architectural intention of the building.  SBI selected and contracted the entire design & engineering team to provide a value add service to the project.  By reducing the number of unit types by 60%, stacking the similar units, reconfiguring the building layout and selecting qualified design/build subcontractors to design the building systems, we were successful in reducing the construction budget by 15% while exceeding Title 24 requirements by 15% and earning LEED Silver Certification.  The process of taking the entitled design development drawings, redesign, and permitting the plans took just 2.5 months.

Morgan Hill Retirement Residences is a 138 unit, three-story Senior Apartment project with a total building square footage of 133,524 square feet on 5.643 acres. Building amenities include a 3,132 square foot commercial kitchen, dining commons, hair salon, card room, computer room, family dining room, reading room, two elevators, exercise room, six laundry rooms, staff locker room, and ample storage areas for the management staff. Site amenities include a Bocce court, BBQ area, decorative masonry seating area, two landscaped detention ponds, covered walkway to vehicle drop off location, vegetated EVA access road, and meandering sidewalks for outdoor tenant exercise.
