Project Details:

SBI Builders, Inc. was selected as the Design/Build Contractor to redesign the project to meet the construction budget provided without modifying the building footprint and architectural intention of the building.  SBI selected and contracted the entire design & engineering team to provide a value added service to the project.  By reducing the number of unit types by 25%, stacking the similar units, receiving approval from the Building Department to place the concrete garage podium at grade, reconfiguring the building layout and selecting qualified design/build subcontractors to design the building systems, we were successful in reducing the construction budget by 9.5% while exceeding Title 24 requirements by 15%, while adding 25% more open space to the podium deck, community center, leasing center, and computer room .  The process of taking the entitled design development drawings, redesign, and permitting the plans took just three months.

Project Description:

Third Street Apartments consists of 37 family apartments over a 25,000 square foot concrete podium garage on less than a one acre site.  Building amenities include a community room, computer lab, laundry facility, leasing room, elevator, recycling center, exterior decks for all units, BBQ area, tot lot and open space gardens.
