1201 3rd Avenue Plaza: High-Rise Design-Build, Revisions, and Refurbishment

System Inc. performed several design-build air and waterside mechanical revisions including equipment refurbishment and primary condenser water piping modifications. The revisions provided increased system flexibility, increased equipment lifecycles and energy conservation. Notable projects include:

•Condenser water modifications to facilitate periodic transfer of the building primary cooling loop serving floor 4 through 33 to auxiliary loop

• Refurbishment of (2) rooftop cooling towers serving auxiliary heat loads and 4 primary cooling towers

•Replacement of (4) primary cooling tower discharge sound attenuators with custom stainless attenuators

•Installation of Heat Exchanger and pump equipment including cleaning and modifications of existing PHE systems serving primary building loop

•Steam heat exchanger and vacuum pump system study with recommendations for  revised equipment strategies  to serve morning warm up 

•AHU study and modifications including steam coils, pans, doors and condensate revisions  

•Multiple engineering studies focused on energy conservation and system revisions
