Scope Of Work
This mixed use (B and I-2) warm shell with walkways designed for Meridian Development located in Modesto was built within a 170 day schedule. The foundation featured a spread perimeter footing with integral slab. The 11,723 sq/ft shell contained wood framing with interior steel columns and glue laminated beams, full sprinkler system, TPO roofing, stucco finish, metal awnings and a complete automatic in ground irrigation system with planting. The primary utilities included a site transformer, main gear with meter section and distribution panel boards, sanitary sewer, storm drains, roof drains, domestic water and irrigation, NFPA 13 system riser for fire service, and all telephone and cable connections from local utility into the building MPOE , to name a few. The tenant Improvement portion of this new facility contained both a 20 station Hemodialysis treatment clinic and a home training peritoneal center. Having the opportunity to do both the Shell and Tenant improvements concurrently was very beneficial for the overall success of the build out.
