General Motors’ Fairfax Assembly Plant is consistently rated among the most efficient plants in the United States and the company counts on this facility to produce two of their most sought-after cars—the Buick LaCrosse and Chevy Malibu. When the plant’s body shop needed an addition to be able to handle increased demand, General Motors understood that it would be a difficult job because not only would the project have to be completed in record time, but the construction would also have to take place in a live work environment.
General Motors awarded this high-profile, design/build addition to CCC. It was to be a 150,000-square-foot addition completed in two phases—a 50,000-square-foot, 25-bay addition in phase one and a 100,000-square-foot, 50-bay addition in phase two. CCC knew that we would have to think “outside of the box” in order to get the project completed under General Motor’s tight timeline.
To do this, CCC utilized building information modeling (BIM). BIM allowed the team to detect and correct issues such as collisions and interferences before anything was installed in the building, increasing construction efficiencies while all but eliminating the need for rework and field modifications. By utilizing 3-D modeling, CCC was able to run the design and construction of the additions concurrently, greatly reducing project timelines.
In fact, CCC completed the Fairfax projects in up to 40% less time than needed when using the traditional sign/bid/build process. The 25-bay addition was completed in six months and the 50-bay addition was completed in only seven months from contract award to owner turnover
