BACKGROUND: Schimenti Construction has built over 40 stores for Bed, Bath and Beyond during the past 8 years. They have come to depend on our value engineering mindset to reduce their costs while maintaining their production schedules.

CHALLENGE: Bed, Bath and Beyond policy required the company to use RTU screens in communities that require screening. The national account vendor would typically install four screens, one screen for each side.  Each installation required four sets of bolts being driven through the roof, which could cause future maintenance problems. These screens also act as a barrier for snow and wind causing potential additional loads on the structural framing.

SOLUTION: Our Schimenti project manager began analyzing this installation procedure and started to ask some tough questions.  In fact, he asked the right questions. He found that RTU screen requirements varied with each municipality and that four screens were not always required.  He learned that typically only two are mandatory. As a result, it is now the responsibility of the general contractor to determine the amount of screens required  – and to install only what is required.

Secondly, Schimenti’s project manager worked with the national screen vendor to find a way to attach the screens directly to the RTU, eliminating roof penetrations and reducing additional loads on the structural framing.

RESULT: Bed, Bath and Beyond has written these changes into their building specification. By simply cutting the RTU screen requirement in half, Bed, Bath and Beyond has experienced installation savings of about 50%.  While it is nearly impossible to calculate the total savings resulting from fewer RTU screens ordered and roof maintenance cost reductions, it is safe to say they are enjoying substantial benefits of Schimenti Value Engineering.
