Scope Of Work
This Design-Bid-Build project included the complete renovation of 31,500 SF of office and support space within the historic Building 18 complex at Wright Patterson AFB.
Demolition included over $500,000 worth of asbestos and lead paint abatement, in addition to the removal of all existing non-structural building components. The existing elevator was replaced with a new machine-roomless traction elevator which required modification to the existing roof. Complete new mechanical, electrical, plumbing, communications and sprinkler systems were installed throughout the renovation area. New construction included approximately 775 SF of Secure Area designed to be ICD 705 compliant for amplified sound and secure open storage. All existing windows within the renovation area were replaced and steel reinforced to comply with UFC 4-010-01 AT/FP standards. Existing windows were also replaced, and steel reinforcing added, in the adjacent 2 story office wing as part of this project. Additional structural steel work was required for the creation of two new interior stairwells and the removal and infill of one existing interior stairwell.
One of the key challenges of the project was minimizing the impact to the building occupants. This was accomplished by breaking the project into 3 separate phases. This approach required close coordination with subcontractors and government representatives, especially with regards to abatement, utility outages and occupant relocation schedules. Ultimately, this detail planning reduced the amount of time building occupants were displaced from their workspace.
