Scope Of Work
When they outgrew their current location, the owners of Distinctive Dermatology selected Korte & Luitjohan (K&L) as the Construction Manager to help them build a new medical office building in Fairview Heights, Illinois.
K&L worked with the owners and architect during the design process to give a preliminary budget. We proposed changes in design based on budget and feedback from select subcontractors to align the budget with the design.
K&L was responsible for putting the project out to bid and coordinated with the owners and the architect to make subcontractor selections.
We then worked with architect to compile a list of deductive alternates for the owner to choose from after the final numbers were in.
During the construction phase of the project we worked to ensure all quality, schedule, budgetary and safety expectations were met to ensure a smooth, successful project.
The 9,455 SF building utilizes a pre-engineered metal building structure. It includes 2,900 SF of unfinished future tenant space and a 6,555 SF dermatology office. The dermatology office includes 14 exam rooms, a product display area, staff offices and a kitchen / break room.
The stepped parapets and entrance accent walls present an unique curb appeal to the front of the building. The mix of masonry and wood enhances the street view.
The project broke ground in May of 2018 and was complete in October of 2018.
