Scope Of Work

RICK was contracted to create an existing conditions Building Information Model (BIM) via 3D laser scanning for the interior and exterior of a working hospital, which consists of approximately 40,000-square feet and 250 rooms, loading dock area and the entire central plant. The purpose of the survey was to locate all above grid ceiling services; MEP (Mechanical, Electrical, and Plumbing), HVAC (Heating, Ventilating, and Air Conditioning), and major architectural and structural features within several large areas of the hospital. This was a carefully coordinated process between RICK’s survey crews, who worked with a group of hospital employees covering furniture with plastic, vacuuming dust, and placing filters where required to meet strict infection protection controls per OSHPD standards. This project included more than 1,600 individual scans linked together into to a single building coordinate system, which will be used for modeling the utilities and for design by MEP consultants to add and upgrade the facilities.

Billions of points were modeled to 3D CAD objects. A MEP specialist, who accompanied field crews, added utility identification into several Revit models covering the project area. RICK also hosted a web-based portal to easily review the results of the laser scan for the entire project design and construction team. With the accurate capture of the existing conditions, yielding an unprecedented amount of information not available with old and incomplete paper as-builts, the design and construction teams are better informed and can virtually revisit the site during design, construction, and future building maintenance activities.
