Scope Of Work
Spence Brothers was contracted to provide the Design Build services for the construction of this addition to an existing coffee house located in downtown Ann Arbor.
With construction taking place on what many consider to be one of the busiest foot-traffic corners in Michigan, Spence Brothers worked in heavy coordination with both City and owner to ensure as little disturbance as possible to the operation of the existing facility, surrounding venues, and local traffic.
In addition to the management of all permitting throughout the course of construction, Spence Brothers self-performed much of the work associated with the project which involved mechanical additions & upgrades; electrical additions; interior concrete, exterior concrete and street pavers; augur cast piling and concrete grade beam foundations; structural steel with masonry/glazing infill; a membrane roof with framed parapet walls; selective demolition and site demolition immediately adjacent to the existing storefront; as well as placement of structural steel, masonry, and concrete.
