Scope Of Work

The 17.25-acre Commercial/Retail project previously housed the Laurel Plaza Mall before the 1994 Northridge earthquake. The new establishment will be mixed-use with a theater-over-retail building, a 4.5 level parking structure with tuck-under retail, and 4 retail outbuildings.  

The project involves the reuse of an existing four-story, 432,000 SF, 1950’s, concrete, Macy’s building that will be converted to offices by cutting window openings in the exterior solid concrete walls and cutting a skylight and atrium through the building. This will facilitate mezzanines at levels 1.5 and 4.5, with the building’s basement converted to parking. 157,000 SF of this will be basement level parking. It will also include the demolition of a 90,000 SF, three-story office building, a 3,000 SF annex building, a 10,000 SF outbuilding, and approximately 14-acres of site improvements.  A total of approximately 316,000 SF of commercial space will be added to the site with a two-story theater-over-retail building of approximately 151,000 SF abutting the Macy’s building.  Four outbuildings totaling approximately 75,000 SF, and approximately 90,000 SF of building tucked into a 4.5-level parking structure with approximately 1,544 spaces.  643,000 SF will be related site improvements, including entirely new water, sewer, storm drain, gas, and electrical systems, are a part of the scope. Related offsite work includes main storm drain relocation, median improvements, and signalization at W. Erwin Street, as well as ancillary perimeter work along the other bordering roads.

Located at 6150 Laurel Canyon Boulevard in North Hollywood, the site is bordered by Laurel Canyon Boulevard on the west and Oxnard Street on the south, sitting at the northbound Oxnard Street exit of the 170 Freeway, with the freeway abutting the southwest corner of the site. It is further bordered by W. Erwin Street on the north and Radford Avenue on the east. Two adjacent apartment buildings at the site are by others.
