Scope Of Work

25,000 SQFT Scope of Work includes but not limited to:

Concrete Cut & patch -Saw cutting for plumbing and electrical work, Cut remove, and put back when Electrical and Plumbing are complete.

Roofing -Patch around Plumbing, Gas, and exhaust fan penetrations.

Storefront -Interior Glazing & Doors at Black Card Spa

Acoustical Ceiling - Supply and Install New ACT Tile and Grid throughout space, per plan

Framing & Drywall -Supply and install Metal Framing and Sheetrock, Spackle ready for Paint. (Add Alt to include Demising wall)

Ceramic Tile -Install Owner Supplied tile.  Sub to supply Thin Set, Grout, Water proofing, Schluter outside corners.

Vinyl Base -Supply and install Vinyl Cove Base throughout space.

Floor Patch -Skim Coat entire floor ready for Rubber Floor install.

Painting -Paint Ceilings (Dry fall), walls, doors, and frames as per plans.

Sprinkler -Contractor is to supply and install code compliant system as per plans.  Contractor is responsible for Permit & Permit cost (will be reimbursed), Inspections.

Plumbing -Install Owner Supplied Light fixtures, Contractor is responsible for, all rough plumbing work and materials, all gas piping as per plans. Contractor is responsible for Permit & Permit cost (will be reimbursed), Inspections. Underground excavation.

HVAC -Supply and install new Ductwork on existing RTU’s (LL Installed).  Supply and install ductwork, flex duct, grilles, registers & bathroom exhaust fans. Contractor is responsible for Permit & Permit cost &Inspections.

Electrical -Supply and install Power as per plans.  Install Owner Supplied Light fixtures, Contractor is responsible for Permit & Permit cost & Inspections.

Fire Alarm -Supply and install new fire alarm system as per plans. Contractor is responsible for Engineering, Permit cost & Inspections.
