Scope Of Work

LSA provided architectural and interior design of the 15,610 square foot two-story office to serve as a new beacon for the Westside known as the Avenida Guadalupe. The design features multiples offices, an open lobby and second floor conference room available for community events. The Promesa Building is a two-story Class “A” office building that offers commercial lease space and combines energy efficient building technologies with culturally-sensitive design. The building features a glass and steel feature lobby that generates a natural light atrium effect. Artistic monument walls are featured on the East, South and West walls” core revealing glimpses of activity through the tinted glass skin. 

The Luminous Lobby is framed by bold shaped facades and color. Colored stucco walls and glass with cultural motifs are incorporated to highlight the Avenida’s rich neighborhood history. The floor plan is organized to provide a natural flow of circulation. A focal open-staircase with centralized elevator tower connects floors. The building is designed to accommodate single or multi-tenant spaces on both sides of the main lobby. Energy-efficient features include 1” insulated glass for optimum performance and protection of solar heat gain. Roof canopies further enhance the use of this efficient solar ban glass. Federal grant funding of the project came with a tight schedule. Because value engineering phase was required to meet Federal grant, LSA worked closely with contractor & design teams so the Owner could receive maximum Federal grant money.
