Scope Of Work

Exceptional Characteristics:  Fiore & Sons, Inc. was brought into the project very early to take the lead in developing a realistic budget (GMP) for both a major asbestos abatement effort. As part of that effort, a demolition plan was developed that would synchronize the abatement work to be performed simultaneously with demolition.  A phased approach was negotiated with the State of Colorado Dept. of Public Health and Environment that would allow the phased clearing of various areas of the complex, with demolition proceeding as soon as each area was cleared.  This methodology streamlined the process, allowing the entire project to meet to a 12 month schedule, which started with closing on the property. 

Fiore & Sons, Inc. also developed a unique decommissioning plan – instead of just shutting down all power/heating systems, we had to take these systems down in a manner which allowed power/heat to remain on in areas being abated (work started in the Winter of 2013), then sequentially shutting down services in the areas as they were cleared, allowing demolition to begin.  Also, the developer was sensitive to liability of having such a large, unoccupied group of structures sitting vacant in the middle of an urban area – Fiore & Sons, Inc. designed a security scheme using the former hospital security staff, in conjunction with off-duty DPD personnel (nights/weekends) – the result was no injury occurred by unauthorized people entering the site, plus we virtually eliminated theft.

Deconstruction and Waste Diversion Goals (Sustainability)

All metals (ferrous and non-ferrous) were recycled; 20,000 tons of concrete was recycled for beneficial reuse on redevelopment of the site. Many other materials were saved/re-purposed for reuse on site.

Project Description

The project consisted of pre-construction services, evaluating all existing as-built drawings for 850,000 sf medical complex, sitting on 9 square city blocks, to develop a GMP for asbestos abatement and total demolition of the buildings, as well as a network of underground steam tunnels, and all other underground utilities and site improvements. All preparations were made to start site activities one day after closing on the property, including advance permitting with state/local agencies. Project completion was scheduled for 14 months but was substantially completed within 12 months.
